Project Planning
Before the project starts, ACI will assist the Owner in:
- Project Plan Development
- Project Team Development via the Request for Proposal (RFP) process
- Review, Leveling, and recommendation of potential vendors and contractors
- Contract review and administration
- Operational programming
Design Management
During the design phase, ACI will:
- Manage and run design meetings as required
- Develop meeting agenda
- Take and publish comprehensive meeting minutes
- Coordinate the distribution of Design Drawings to all project teams, and owner provided scope vendors
Preconstruction Assistance
During the preconstruction phase, ACI will:
- Solicit proposals from preconstruction teams via the Request for Proposal (RFP) process as needed
- Solicit proposals from construction management teams via the Request for Proposal (RFP) process as needed
- Utilize concept construction budgets provided by the preconstruction manager to develop the overall project concept budget
- Utilize concept construction schedules provided by the preconstruction manager to develop the overall project concept schedule
Construction Bidding
During the bidding phase, ACI will:
- Coordinate the release of bid packages to potential general contractors as required
- Assist the selected construction manager in subcontractor bid review and leveling as required
- Utilize final contractor bid budget to develop final project budget for ownership review and approval
- Utilize final contractor schedule to develop final project schedule for ownership review and approval
Value Engineering
Throughout all phases of the project, ACI will:
- Provide high level review of the owner’s program for potential VE opportunities
- Review Design Drawings throughout the design phase and propose potential VE opportunities as needed
- Review proposed VE options provided by team members, and communicate potential benefits and risks to the ownership team
Construction Administration
During the construction phase, ACI will:
- Conduct regular site visits to review construction progress
- Participate in weekly construction progress meetings
- Review contractor payment applications for accuracy and completeness, and recommend for processing and payment by the owner
- Review contractor change order requests (CORs) or potential change orders (PCOs) for accuracy and validity.
- ACI will compare to the original contract to determine whether the COR/PCO should be approved or rejected
- Keep an up-to-date project budget / anticipated cost report (ACR)
- Keep an up-to-date overall project schedule
Owner Provided Services
For all owner provided services, ACI will:
- Assist the owner in soliciting bids from potential vendors through the Request for Proposal (RFP) process
- Coordinate between selected owner vendors, design team, and contractor to ensure there are no scope gaps, and all requested and required scope is provided
- Assist the owner in the procurement of all Owner Provided Equipment (OPE), and assist in verifying lead times, pricing, and deliveries
- Review on-site progress of owner provided service vendors to ensure project schedule is kept
Close Out
At the end of a project, ACI will:
- Assist the design team in the development of the contract punchlist
- Coordinate the review and processing of final payments
- Compile all owner provided service close out documentation
- Assist in closing out the project budget, and compile all invoices to confirm the final project cost
Operational Turnover
If requested by the owner, ACI will
- Participate in and lead operational turnover meetings to ensure the smooth transition from construction to operations
- Coordinate with the project team to mitigate any deficiencies identified during the early stages of occupancy
- Coordinate any additional scope requested by the operations team during the early stages of occupancy
